Oversized windows pull the forest inside an airy, open-concept living space, while curated fly fishing memorabilia and tactile finishes nod to the Catskills' angling heritage. --THE SCENE-- Set on a quiet wooded lot, the cabin feels tucked away and unhurried, yet you're 5 minutes from the charms of Jeffersonville, 15 from the shops of Livingston Manor, and a short drive from Bethel Woods. Fish the legendary Delaware River system, catch a concert, or simply unplug by the wood stove. --THE HOUSE-- THE LIVING AREA: High ceilings, oversized windows, and an Apple HomePod (just ask Siri for your cabin playlist). In the Fall and Winter, the wood stove makes it a quintessential Catskills night. THE GOURMET KITCHEN: Custom cabinetry, modern appliances, and room to cook for a crowd. Gather around the reclaimed old-growth heart pine table for long, slow meals. SANCTUARY SLEEP: Every bed wears a brand-new, ultra-premium mattress built to put the Westin "Heavenly Bed" to shame. THE BATHROOMS: Two full baths, one with a deep soaking tub, the other with a walk-in rain shower to wash off the trail. LAUNDRY: A high-end GE Profile UltraFast all-in-one washer/dryer, perfect for refreshing gear after a day on the river. --THE BEDROOMS (SLEEPS 8)-- Bedroom 1 (Upper Level): King bed, dual nightstands with reading lights, open shelving. Bedroom 2 (Main Level): Queen bed, forest views, privacy blinds, open shelving. Bedroom 3 (Main Level): Bunk bed (2 twin mattresses), privacy blinds, custom storage. The Media Loft: 2 twin floor mattresses and a 55" TV—the perfect "camp-in" for kids or extra guests. --THE GROUNDS-- 4 WOODED ACRES: Hardwoods and evergreens, with room to wander. ANGLER'S ACCESS: A 2-minute walk down the driveway puts you at two public access points on the Callicoon Creek. House Rules

1. Good Neighbor Policy & Quiet Hours Our cabin is located in a peaceful residential and natural setting near Kenoza Lake. We ask all guests to be respectful of our neighbors, the surrounding environment, and the quiet character of the area. Outdoor Noise: Quiet hours begin at 10:00 PM. After this time, please move conversations, music, and gatherings indoors and keep noise to a respectful level. Parties & Events: We have a strict no-party and no-event policy. The home is intended only for the registered guests listed on the reservation. Occupancy Limits: In accordance with Delaware Township regulations, overnight occupancy is limited to a maximum of 6 guests. Unregistered overnight guests are not permitted. 2. Fire Pit & Outdoor Safety Burn Ban Protocol: The fire pit is a highlight of the property, but its use is strictly dependent on weather conditions. If local conditions are dry or if a New York State burn ban is in effect, the fire pit must not be used. Please check the local fire danger map or message the host before lighting a fire. Supervision: Fires must never be left unattended and must be fully extinguished with water before going to bed or leaving the area. Fuel: Only use dry, untreated firewood. Do not burn trash, cardboard, leaves, plastics, or other materials. 3. Hot Tub Rules Safety & Care: Please shower before entering the hot tub to help maintain water quality. No Glass: Glass containers are strictly prohibited in or around the hot tub area. Cover: Please securely replace the hot tub cover and snap down the four corners after each use. Children: Children must be supervised by an adult at all times while using the hot tub. Cleanliness: Do not bring food, oils, bath products, or excessive debris into the hot tub. Additional cleaning fees may apply if draining and refilling is required due to misuse. 4. Grill Safety Placement: For fire safety, always ensure the grill is positioned safely away from the house, railings, and any combustible materials before use. Supervision: Never leave the grill unattended while in use. Propane: Turn off the propane supply completely after each use. 5. Environmental Stewardship (Septic & Water) Septic System: Like most homes in this region, we operate on a sensitive septic system. Do not flush anything except toilet paper. Feminine products, wipes (including “flushable” wipes), paper towels, and other materials will cause an immediate and costly system backup. Water Conservation: Please be mindful of water usage, especially during dry periods, to help protect our local well and water resources. 6. BearWise Trash Policy & Wildlife Safety No Food Outdoors: Sullivan County is active Black Bear country. Never leave food, coolers, garbage, or grease-covered grills unattended outdoors. Garbage Disposal: All trash must be secured inside the provided trash bins. Do not leave garbage bags outside, on the porch, or near entryways. Wildlife Awareness: Please do not feed wildlife under any circumstances. Keep doors closed to prevent insects and animals from entering the home. Nature Safety: Ticks and other insects are common in wooded areas. Guests are encouraged to use insect repellent and perform tick checks after outdoor activities. 7. Furniture & Interior Care Indoor Furniture: Please do not move indoor furniture outdoors. Protecting Surfaces: Use coasters, trivets, and cutting boards to help protect wood and stone surfaces. Damage Reporting: Please report accidental damage promptly so we can address it quickly and fairly. 8. Smoking Policy This is a strictly non-smoking home. Smoking and vaping are prohibited inside the home, on the porch, near doors/windows, and in wooded areas surrounding the property due to fire risk. If smoking outdoors, guests must move a safe distance away from the home and properly extinguish and dispose of all smoking materials. Cigarette butts may never be discarded on the ground or in wooded areas. Evidence of indoor smoking or improperly discarded smoking materials may result in additional cleaning or fire mitigation charges. 9. Pets & Service Animals Pets are not permitted at the property. Guests traveling with a service animal must notify the host prior to arrival so we may prepare accordingly. Animals are not permitted on furniture or beds, and guests are responsible for cleaning up all animal waste. 10. Seasonal & Winter Notes During winter months, roads, walkways, decks, and outdoor surfaces may become icy or slippery. Please use caution and wear appropriate footwear. Guests are encouraged to travel with all-wheel drive or four-wheel drive vehicles during winter months. 11. Check-Out Procedures Before departure, please help us prepare the cabin for the next guests by completing the following: - Start or run the dishwasher - Place used towels in the washing machine and begin a wash/dry cycle -Dispose of trash in designated bin in the driveway - Fully extinguish any fires - Lock doors and close windows - Replace the hot tub cover securely and lower temperature to below 90 degrees

Our group of friends try to get together once a year outside of the city to relax and enjoy nature. We were so happy to have found this Catskills gem ! This brand new warm and welcoming modern cabin is filled with light , amazing finishes, and an open layout making it very easy for our entire crew to rest and connect comfortably. Just outside Jeffersonville and 20 minutes away from Livingston Manor, we had plenty of amazing dining options, all the while being in the middle of some of the best fly fishing water in the Northeast. We ended our stay with an impromptu trip to Bethel Woods Amphitheater (Wood stock) to see an amazing concert only 10 minutes away. Thank you, Bryan for welcoming us into such a beautiful, peaceful and serene getaway. Looking forward to our next trip!
